Delays in the approval or refusal of building plan applications have become a significant challenge for many registered architectural professionals across South Africa. These delays often negatively impact project budgets and timelines, leading to client frustration. Unfortunately, architectural professionals are frequently and unfairly held accountable for these delays.
We would like to remind all clients and members of the public that registered architectural professionals are not responsible for the decision-making process regarding building plan approvals. This authority lies solely with the relevant municipality, which is obligated to grant or refuse approval within 30 or 60 days of receiving a complete application.
While our registered professionals are dedicated to submitting accurate and complete applications and will do everything possible to assist in the process, it is essential to understand that they have no control over municipal timelines or internal decision-making.
We strongly encourage all registered
architectural professionals to communicate potential municipal delays to their
clients at the start of a project. This approach helps set clear expectations
and reduces misunderstandings.
